When families with school-age children ask me where to focus their search in Costa Mesa, Mesa Verde is almost always the first place we talk about. The Newport-Mesa Unified School District carries an A rating on Niche, and Mesa Verde's specific schools are among the strongest in that already-strong district. Early College High School holds an A+ grade with a 17:1 student-teacher ratio, and California Elementary carries an A. That's not marketing language – that's measurable academic performance.

The housing stock is primarily mid-century and 1970s single-family homes on larger lots – well-kept, settled, and low-turnover.
