Living in Halecrest, Costa Mesa — Homes for Sale in Halecrest, Costa Mesa, Newport Beach

Halecrest is one of Costa Mesa’s original planned communities, dating back to the mid-1950s when Herman Hale laid out what he called “College Estates” – large lots, ranch-style homes, and a deliberate focus on neighborhood life. That DNA is still very much intact.

Costa Mesa Neighborhood Guide • Updated 2026
Every neighborhood in Costa Mesa has a pitch. Halecrest’s is quieter than most, and honestly, that’s the point. It’s the kind of place where people buy a house, plant an orange tree, and look up 50 years later wondering where the time went.
If you’re thinking about buying here (or selling a home you’ve held onto for decades), here’s a straight look at what Halecrest is actually like, and what the numbers say right now.

A Little History: Post-War Costa Mesa, Built for Families
Halecrest was part of Costa Mesa’s mid-1950s housing boom, when young families were moving into Orange County and needed simple, comfortable homes with a yard. That DNA is still obvious today. Low-slung single-story ranch homes, wide streets, mature trees, and driveways where kids still ride bikes.
Some of these homes still have their original cottage-style front windows. Others have been completely reworked. That mix is a big part of the charm.
What the Homes Are Actually Like
Most Halecrest homes are classic 3-bedroom, 2-bath single-story floor plans, usually around 1,200 to 1,300 square feet. A few have been expanded. We’ve seen 4-bedroom homes north of 1,700 square feet, and at least one over 2,000 square feet that hit the market for the first time in 48 years.
A few things buyers tend to love:
- Real backyards. Lots here are generous by Orange County standards.
- Raised foundations. Many homes sit on raised foundations, which makes future plumbing changes or a kitchen reconfiguration a lot more straightforward than with a slab.
- Single-story living. Great for families with little ones and for anyone who wants to stay put long-term.
- Room to grow. Several recent listings in the neighborhood have pointed to ADU potential, which is worth exploring if you want a guest space, rental income, or a place for family.
What Homes in Halecrest Are Selling For
Let’s talk numbers. Here’s a snapshot of recent sales and listings in the neighborhood:
| ADDRESS | BED / BATH | SQ FT | PRICE | STATUS |
|---|---|---|---|---|
| 1294 Belfast Ave | 3 / 2 | 1,263 | $1,255,000 | Sold, April 2025 |
| 3074 Warren | 3 / 2 | 1,262 | $1,389,000 | Under contract |
| 3157 Cork | 4 / 2 | 1,787 | $1,450,000 | Remodeled corner lot |
| 3023 Royce Ln | 3 / 2 | 1,178 | $1,700,000 | Listed May 2026, first time on market in 53 years |
Zoom out and the picture across Costa Mesa single-family listings looks like this: the average price per square foot was about $553 in February 2026 and about $604 by May 2026, with an average listing price of roughly $1.26 million.
What this tells us: Halecrest homes, even the smaller original ones, are landing well above the citywide average. Condition matters a lot. A turn-key remodel and a “needs everything” original can be hundreds of thousands apart, even on the same street.
The Swim & Tennis Club (a Big Part of the Lifestyle)
If there’s one thing locals bring up first, it’s the Halecrest Swim & Tennis Club at 3124 College Ave. It’s a private, membership-based club with a pool, four outdoor hard courts, and pickleball. Summer afternoons, birthday parties, tennis with the neighbors. It’s the kind of neighborhood hub that’s getting harder to find.
Membership is required to play, so if the club matters to you, ask about it early. We can point you in the right direction.
Schools and Getting Around
Halecrest is served by Newport-Mesa Unified. Killybrooke Elementary is within walking distance for many homes, and Costa Mesa High School is less than a mile from parts of the neighborhood. As always, confirm school assignment for any specific address directly with the district before you buy.
Location is the other big win. You’re minutes from:
- South Coast Plaza and the Segerstrom Center for the Arts
- Orange Coast College
- The OC Fairgrounds
- Major freeways, and the beaches of Newport and Huntington
You get suburban calm with city convenience on your doorstep.
The “Longtime Owner” Effect
Here’s something you’ll notice scrolling through Halecrest listings: “first time on the market in 53 years,” “first time since 1968,” “offered for the first time in 48 years.” People who buy here tend to stay.
That’s great news for community feel. Neighbors know each other, there’s real pride of ownership, and block parties and holiday gatherings are still a thing. It also means inventory is tight, and when a long-held home does come up, it tends to get attention.
Is Halecrest Right for You?
It might be a great fit if you:
- Want a quiet, family-friendly street without leaving the middle of Orange County
- Like the idea of a single-story home you can update over time
- Care about being close to shopping, work, and the coast
- Are drawn to a neighborhood with a real community feel
It might not be the right fit if you:
- Need a brand-new build with modern square footage straight out of the box
- Want a big-budget “move in and do nothing” home at a lower price point
Thinking About Selling in Halecrest?
If you’ve owned your home for years, you’re probably sitting on a lot more equity than you realize. The right prep (and the right pricing strategy) can make a huge difference, especially when buyers are comparing a fully remodeled home to an original one. I’m happy to walk through what your home could be worth, no pressure and no obligation.
